Homes along the western edge have shallow, rocky limestone soil. Roots have a hard time growing deep, and drainage can be uneven. Lower lots near Slaughter Creek sometimes flood or hold standing water after big rains. The Circle C HOA has strict landscaping rules, so any work needs to follow those guidelines. At the same time, you still have to deal with strong sun on south-facing lots, deer coming in from the greenbelt, and keeping grass alive through Austin’s hot summers. Many homes from the 1990s also have old irrigation systems that waste water and need to be replaced.
