It does not drain well and makes it hard for roots to grow. New homes usually come with very basic builder landscaping: thin sod over packed fill dirt, a few small shrubs, and no drainage plan. Within a year or two, the sod starts dying. Water pools after rain. Grading problems can even affect your foundation. Summer heat is brutal on Leander’s open, treeless new lots. There is little shade to protect plants or slow down water loss. Many HOAs in Crystal Falls, Travisso, and Bryson have strict deadlines for finishing front yard landscaping after you close.
