Landscaping for Old Trees, Small Lots, and a Flash-Flood Creek
Bryker Woods runs from Westover Road north to West 35th Street, with MoPac on the west and Shoal Creek along part of the east side. It grew as a string of small subdivisions. The first was platted in 1886 near the creek, and more were added into the 1950s. The name is said to blend Bryant and Kerbey, two of the developers behind the 1936 Bryker Woods plat. Today it is the northern part of the Old West Austin National Register Historic District.
That history shows up in every yard. The neighborhood has about 747 lots, most with modest homes, and mature trees line the streets and shade the houses. So Bryker Woods landscaping is rarely about filling open ground. It is about fitting a patio, a path, or a fence onto a small lot without hurting the big trees that give the street its shade.
Water is the other half of the story. Shoal Creek is usually a slow trickle, but it rises fast. In the Memorial Day flood of 1981 it spilled over its banks, and 13 people died in Austin. Lots near the creek, and low spots anywhere on a block, need grading and drainage planned before anything gets built.

What Shapes a Bryker Woods Yard
On most days Shoal Creek is a small, slow stream. That calm look can fool you. Heavy rain turns it fast, which is what happened in the 1981 Memorial Day flood. The City of Austin keeps new buildings and parking out of the 25-year floodplain. It also will not approve fill or grading that adds flooding on someone else's property. Any fence inside a mapped floodplain needs a permit, no matter how tall it is. For creek-side and low lots, we check the City's ATXFloodPro map before we design. Then we plan grading and drainage that move water away from the house without piling soil where the rules forbid it.
Austin regulates any tree 19 inches or wider, measured 4.5 feet off the ground. At 24 inches, oaks, pecans, cedar elms, and a few other species become heritage trees, and removing one is prohibited unless the City grants an exception. The rules also protect the ground around the trunk, called the critical root zone. In the inner quarter of that zone, no impacts are allowed. In the inner half, cut or fill cannot go deeper than 4 inches. Across the whole zone, half the ground must stay untouched. Pruning 25% or more of a regulated tree's canopy also needs City review. So we measure trunks on the first site visit, then size and place patios, walkways, and fence lines around those zones.
The banks of Shoal Creek show what this part of Austin sits on. The neighborhood association's history of the creek describes Buda limestone, once called Shoal Creek limestone, above Del Rio shale. It also notes that the shale is unstable and has caused building problems in the area. For a patio or walkway, that means the base under the stone matters as much as the stone. We check slope, soil, and drainage at the site visit and build the base for what we find. It shapes planting too. We set bed depth and plant choices after we dig test spots, not from a stock list.
Austin Water sets watering days by drought stage. Under its Conservation Stage rules, homes with automatic sprinkler systems may water one day a week. Drip irrigation and hose-end sprinklers get two days. Those runs must happen from midnight to 10 a.m. or from 7 p.m. to midnight. Watering by hand with a hose is allowed any day, at any time. Under a thick canopy, those limits point us toward drip lines for beds and shrubs. Drip puts water at the roots and runs on more days. We also route irrigation trenches with root zones in mind, so new lines do not turn into a new tree problem. Shade-tolerant native plants round out the plan and need less water once they settle in.
Bryker Woods is part of the Old West Austin Historic District, listed on the National Register of Historic Places in 2003. Being on the National Register does not bring the strict rules of Austin's local historic districts. Still, if your home counts as a contributing historic building, the City asks for a historic review before exterior changes or permanent site work. City staff can approve small items like a fence or deck. We look up your home's status early so any review fits into the schedule. Some of the older subdivisions do carry deed restrictions, though, so we ask to see yours early. And because the front yard is what the whole street sees, we design it with that view in mind.

How a Bryker Woods Project Goes From First Call to Final Walkthrough

I've hired Nicholas and the Garden Goat team two times for projects and would happily recommend to others. Two years ago, we had irrigation and sod installed which went very smoothly and the sod and sprinklers have held up great over that time. The couple of small adjustments to the irrigation system that were needed have been no problem for Nicholas and team to take care of quickly. At the end of 2025 after getting a handful of quotes, we hired Garden Goat again for irrigation expansion in the back yard, a new path, and a new deck. After a bunch of back and forth on the design for the deck, I'm very happy with the outcome and can't recommend Jose and his carpentry work enough. The whole process was pretty easy and I was rarely if ever waiting on the Garden Goat team for anything.

Nicholas and his team were a pleasure to work with on our side and in our backyard. They removed a huge slab of exposed aggregate and installed lueders and pea gravel. We also had some drainage problems when it rained that they were able to address/fix the issues. We have had several heavy rains since the French drain was installed, and it works beautifully.

Questions We Hear From Bryker Woods Homeowners

Most GardenGOAT design-build projects start at $20,000, and many land between $30,000 and $100,000. Size matters less on these lots than materials, drainage work, and the care needed around big trees. The design phase costs $900 to $1,600, and that fee is credited in full toward the build if you go ahead with us. Your proposal breaks out every line item, so you can adjust scope before you commit.
Probably, if any part of the work falls in a mapped floodplain. Austin requires a permit for any fence in a floodplain, whatever its height. Fill and grading there must not add flooding to other properties, and new buildings are kept out of the 25-year floodplain. Start by looking up your address on the City's ATXFloodPro map. We check it for you during design, handle the permit when the job needs one, and plan drainage that works with the creek, not against it.
Trim oaks from July through January. Texas A&M Forest Service advises against pruning or wounding oaks from February through June, when the beetles that spread oak wilt are most active. Any cut should be painted right away. For planting, fall and early spring are the best windows. Reach out two to three months ahead of your ideal start. Design usually takes two to three weeks, and most builds take four to eight weeks.
Under a full canopy, thin turf is common, so we lean on shade-tolerant native groundcovers, shrubs, and understory plants in mulched beds. Water them with drip. Under Austin Water's Conservation Stage rules, drip and hose-end sprinklers get two days a week, while automatic sprinklers get one. Drip also puts water right at the roots instead of spraying tree trunks and sidewalks. We run the lines to stay clear of the critical root zones of your big trees.

Tarrytown sits just across MoPac, and like Bryker Woods it stops at West 35th Street on the north. Follow Shoal Creek upstream past 45th Street and you reach Allandale, which the creek and Shoal Creek Boulevard cut straight through.
